Working with South Tampa's older homes and renovations

Walk a few blocks in Palma Ceia or Hyde Park and you'll pass homes from several different decades, plus additions and renovations layered onto older houses over the years. That history is part of what makes the area distinct — and it's also why wall construction and wiring can vary from room to room in the same house, not just from one house to the next.

A renovated kitchen might have modern drywall and updated circuits, while an untouched back bedroom in the same house still has original plaster and older wiring behind it. That mix gets checked room by room rather than assumed from the outside.

South Tampa's older lots often come with mature oak canopies, established hedges and gardens that have had decades to grow in — very different from a yard on a newly developed lot. That maturity is part of the appeal of these neighborhoods, and it also changes how outdoor and landscape lighting gets planned: wiring routes have to work around root systems and existing beds instead of cutting through a blank yard, and fixture placement has to account for how much a mature tree canopy actually shades a walkway or entry at night.
