Hands On performs work within its authorized scope. When a project requires a licensed specialty contractor or a permit, we'll tell you and help identify the appropriate next step where applicable.
The problem is not the repair. It is the coordination.
A tenant reports something. You find someone. They are busy for a week. They go, they do something, you are told it is handled, and there are no photos. Six months later the same thing happens at another house and you cannot remember who went last time or what they replaced.
One maintenance relationship solves most of that on its own. The work order comes in, the scope and cost are confirmed with you, the tenant is scheduled directly, the work is done, and photos and notes come back. Multiply that across a portfolio and the difference is hours of your week.
A history for each property, not just an invoice trail
Every visit adds to what is known about the house: which water heater is in it, what was replaced and when, which room has the recurring problem, what was noted as worth watching. For an owner who has not walked through a property in two years, that record is the difference between managing an asset and guessing about one.
It is the same idea as the homeowner Home Logbook, applied across a portfolio. Hands On does not perform inspections, appraisals or engineering assessments — this is a record of work performed and conditions observed while doing it.

Who is rental property maintenance for?
Individual landlords and small investors who own single-family houses — one or a dozen — and want one company handling the physical maintenance instead of a different contractor for every job.
Is this property management?
No. Hands On does not collect rent, hold deposits, screen tenants or handle leases. It handles the physical work on the property and the record of what was done.
How does work get approved?
The issue comes in, the scope and cost are confirmed with the owner, and only then is the visit scheduled. Nothing is done at a property without owner authorization.
Do you coordinate with tenants directly?
Yes, once the owner has approved the work. Scheduling access is arranged with the tenant so the owner is not relaying messages between two parties.
What does the owner receive afterward?
Before and after photos, notes on what was done and what was replaced, anything observed that is worth watching, and an invoice. That record stays with the property.
